Letting

-	Tenant Search & Selection We focus on the screening of high quality tenants to give the best on-going investment return to your properties.

Prior to Commencement of Tenancy

-	We will prepare a standard tenancy agreement.
-	We will also discuss fully with you in any peculiar situation where specific legal advice may be necessary and will perform the coordination work.

During the Tenancy Period

We look after your MONEY
-	Income and Expenses We will collect rents on your behalf and make prompt direct deposits into your bank account. In case of rental dispute, we can act on your behalf to issue any necessary notice of termination, seek legal advice and represent you at a tribunal.

-	Repair and Maintenance We can arrange to have any maintenance work performed on your property we consider necessary following our inspection or as a tenant may require, subject to your approval.

-	Monthly Statement All cash inflow and outflow will be reflected on the monthly statements we send to you.

We look after your ASSET
-	Regular Inspections We will conduct regular inspection on your properties to keep you well informed of their conditions. The reports so prepared will give you good insights into any possible maintenance expense as well as the worthiness of a tenant for the purpose of tenancy retention/renewal consideration.

-	Complaint Handling We will handle all correspondence and complaints from the tenant.

We look after your INVESTMENT
-	Annual Performance Report We will send you an annual report to give you a full account on your investment property portfolio and the associated investment returns.

Prior to Tenancy Expiration

-	Notice of Termination We will also serve any notice of termination in compliance with statutory requirements.

-	Lease Renewal & Rent Reviews We will discuss with you the latest rental market condition and give you our opinion on the proper tenancy terms as well as the worthiness of an existing tenant before any renewal.

-	Exit Inspection We will conduct an inspection on the property right after an outgoing tenant moves out and will prepare report on the condition of the property as well as its prevailing rentabilty and projected maintenance work needed for a re-letting.
